How long have you factored open occupancies? 

Real estate has long been the foundation of lasting wealth, proven by historical and modern moguls alike.

Even those with long track records are strugggling to raise $ as well as break even on deals 

I'd like to know because if they select them as they are entered into their database, right after filing, then there is another good reason to always extend and file on the last day.

As long as the wholesaler is direct with the seller and the deal is real, go for it.

This means leaving the door open that long to dry.

Cash flow is crucial, especially if you depend on it for your monthly income.Selling the property for $170k, which is above its market value of $120k, might seem like a good deal initially.

It's no guarantee but it's a good place to start.
