Hey Josh, I hadn't thought of Meet-up but of course that might be a good gateway to other REI groups in the area.

I love my profession, and I appreciate dentistry as a gateway to comprehensive well-being, but I'm ready to step out of the lifestyle of Poor Dad, and narrow down into my dream-- to become a successful wholesaler and a valuable resource for other players in the real-estate business. 

In gateway cities like NY, San Francisco or Boston, cash flow does not exist (or is a joke).

Coastal gateways will soften (some by a lot) while many other areas of the country will continue to grow by 1 to 3%/year simply because they didn't boom (so they won't bust either).Midwest: so far so good in our markets here in Indianapolis and surrounding tertiary cities.

I don't know zip codes but Gateway and Congress is a very popular area with Renaissance Commons, tons of restaurants, etc. 

It's a very short term investment that yields quick returns AND provides a valuable service, and often a gateway to other forms of REI.

The Gateway area is nice and "do-able" for your price range.
