Too much money is tied up in the property at present but I will get it back as soon as rates begin falling.

I have run spreads to no end and if/when interest rates fall there is a point where OPM would make sense for this approach. 

Often times they'll go under contract, fall out and you might be the first person they reach out to with a "hey, are you still interested?

While they are very nice and I believe good people, I have had a few deals fall through after months of hard work on them because they do not fight for the deal in my opinion. 

The city still has relatively affordable entry points, with most of the deals I'm doing falling in the $80k-$90k range and bringing in $1,200-$1,300 per month in rent.

Don't fall into the "guaranteed rent" trap.

Most who fall for this trap  buy doors that are not profitable.

Learn with me, help me, will try and update this post as I go, hopefully to not the end that so many do (including myself) of falling off never actually building or buying. 

Think FL, TX, AZ, NV, and other southern states as the ones that boomed the fastest.On the flip side, the northeast ME, VT, and NY are still strong markets and will probably be the last dominoes to fall.I can't tell you what to do, but I am waiting until the middle of 2025/2026 before trying to catch a falling knife in the southern areas.  

Focus on the deal first and all the other stuff will fall into place.
