While having a few vacant units I keep on receiving applications from tenants with a nice percentage of these applicants have in their record an eviction..Question to everyone, Would you even entertain an application with an eviction on their records if you own properties in lower income area's?

I would be careful about sourcing these types of lists from other operators, it takes awhile to build relationships with various companies and most of the company contacts don't like their information being passed around

They also passed a state law that any R 1 lot can now be a duplex but this has not moved the needle much duplexs of new construction still cost far to much to build given land cost and building cost to be quote un quote affordable.

Unfortunately very few who seek out these assets take the time to consider their exit and fail to realize they are the most costly assets to exit, let me explain why: Here's how that disposition process to an owner occupant looks: -You will incur turn over expenses associated with vacating the tenant in preparation of the sale -The natural buyer in this price point is the FHA buyer who will normally seek a 5-6% seller assist -Passing a Section 8 inspection/preparing a home for a low income tenant is very different than the expectations of a home owner, particularly the FHA buyer who cannot afford to take on any deferred maintenance.
