So for the short term, you need to keep enough funds to protect for any negative cash flow you may encounter up front.  

As a landlord in California I have encountered similar instances.

This is what I am encountering, in the current Mortgage Industry.

A non-resident alien investing in the US adds wrinkles to tax compliance not encountered with your plain "vanilla" US citizen or resident alien tax return. 

almost every nice home is above market value in our town. reason being is our sewage pond is to small for the growth we have encountered so there is no building permits for the next year and half roughly. the only option is to buy an already built home or have your own septic system which there isn't a lot of land for sale either. so the market here is very crazy. our realtor also hasnt sold in our town. so im very confused on our situation. thank you for the reply.

Hello BP Community,  I am encountering a constant obstacle which is hindering my growth & advancement as an investor.

With this architecture in place, we have managed to outperform the projections on every park we own, including the parks where we encountered the most challenges.

I have encountered this several times with clients and it usually involves the wholesaler not wanting the seller to see how much they are making on the deal.

Plenty of neighbors from several vacant homes I have encountered tell me the person who lived there is deceased.

I may have to be more rigorous about getting bf/gf on the lease if tenants tell me they are moving in ... an add a bf/gf/roomate speech at move-in where I explain the difficulties my tenant might encounter getting a joint lessee or known occupant out should they part ways if I can't legally change the locks.
