I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

If she promised you to do certain things, she needs to deliver it.

If you understand what the property's ARV is based on your exit strategy and you understand how to estimate rehab costs, you are in the drivers seat.

If you want little money in and starting earning I would consider trying to find distressed properties for flippers and deliver them through wholesale.
