Our overall portfolio is leveraged at about 64%.So even though I think we are going into a recession, I am not too worried because of the cash flow on our long term lease option properties that we have in some of the cities in Arizona like Mesa, Apache Junction, Coolidge, Florence, and Casa Grande. 

My sister talked to a para legal who said all three are on the deed, meaning my father is truly still a part owner BUT I am calling another lawyer and my sister has an appointment with her lawyer in August.

@John Paras The timing for when to get a PM is more for the headache aspects of it. 

I'm getting ready to launch my STR, Casa de Palmeras in 3 weeks and went through the majority of the notes you mentioned above. 

Some investors have looked to outlying areas (Casa Grande, Apache Junction, AZ City) with much lower entry points.

@Jovann Thompson Considering your situation carefully I would purchase a property local (Casa Grande, Maricopa, Coolidge) that needs some attention to detail with the intent to live in it for a year or two at the most.

Casa Grande,  Some area's of Glendale.These area's are still under $400,000 and not so high priced.A good agent and a quick offer and some fix up and your going to make $50,000.if you hold it a year.Good luck 

Right now the rental market is super hot as people are living as far away as casa grande making the commute to Phoenix.
