I have a few friends in the area that have moved houses and none of them would recommend the individual or company hired.  

On the lending side, we see a lot of private individuals that try to lend out of their IRA just because the borrower is a "good guy".

In those cases, if the HOA assessment is a direct result of the insured loss, it can kick in a specified amount towards the individual HOA members portion of the assessment.  

In other words, if one property requires a major repair, reserves from other properties can help cover the expense, reducing the need for each individual property to have a fully stocked reserve at all times.
