Hello,I just bought a house with 7 bedrooms and 5 baths .Initial intention was a flip.However after closing,i just found out the house that shares the driveway is rented for some federal program.it sort of looks like a assisted living(because i saw some elderly women) then i also saw some toddlers and their mothers.There is about 20 people in that house which is similar to size of the property i bought.So i am trying to find out if anyone is familiar with any such programs or rents their house to Government (department of health and mental hygiene).If you do please give me some insight.Thanks in advance :)

NNN absolute STNL depending on tenant,location,etc. usually dictates selling cap rate.Generally gas stations, pharmacy, banks pay the most money if it is a corner site.Other option is a 2 to 3 top strip such as Aspen Dental, T-mobile, and a Starbucks in one spot.Overland Park generally has a low end area and then on the other side a high end demographic over 100k income on the other side.

In Cheyenne we get a lot of long stay guests in the form of physical therapy and dental students doing practicals for a couple months, people in town for the legislative sessions, retired hockey team parents and military transfers arriving before their family's.
