Brand new to real estate investing and I am looking to complete my first wholesale deal. 

A lot of people say they can't find a good investment in LA, but you are proof that deals can be found.

This risk is amplified the less money you have attached to the deal.

The predicament we are in is the property is not in the condition to charge that much for rent and we would also leave a lot of money in the deal once we refinance if we cannot get in there to fix it up.

An agent with market knowledge and deal flow that could present us with off and on market properties that match our strategy will be needed.

@Veronique Leroy I would say it is possible if you force equity, hold for a few years and then sell and then average the return of the whole profit over the timeframe of deal.

Using a recent example from one of my deals, I saw firsthand how inaccurate comps, misclassifications, and unfair adjustments could impact an appraisal by tens of thousands of dollars.I’d love to hear from other investors—have you ever had to dispute an appraisal?

It frustrates me when people say, "there are no good deals" or, "can you send me a good deal" but never define it. - What price point can you afford?

The only thing we can think of is he deals with a lot of international trade and money and maybe it’s OFAC we just get a scripted message every time we talk to someone so we got lawyers involved. 

This approach would allow me to learn with each deal and minimize initial risks.2️⃣ Go Straight to Multifamily: Instead of starting with SFHs, I could spend time learning the multifamily business and go directly for a 20+ unit building, maximizing scalability from the start.I have no experience with either strategy.If you were in my position, which strategy would you choose and why?
