A plain-Jane, 20 year old property that is cute and nice but nothing spectacular will get you the lower end of those numbers, whereas a brand new 4 bed with a pool will get you on the higher end.The net will be dependent on you and can vary from person to person so that’s hard to project based on loan type, management style, etc.

Cute town but taxes are high in that county.  

I have since moved on to investing in regular houses in cute neighborhoods and renting on Airbnb - this also gives me the good cash flow but with the appreciation.

Those cute email snapshots don't mean anything - post your P&L. 

I mean everyone says the exact same thing on BP.. its kind of cute.. not sure where they read that or why but that's the way it is.I only suggest the agent route because your one selling real estate without a license if your going to make any money and that's not legal in CA no matter how many wholesalers get on here  and say it is..

Google is not stupid.Then the website the link is on, often has nothing to do with real estate so Google will KNOW you bought the backlink, becasue why would a website about cute little kittens put an irrelevant backlink unless they are compensated for it.

People send me deals and I can't stand when they have unnecessary graphics, weird fonts, or formats.

Cute updated decor, comfortable updated beds, well-equipped kitchen, etc are all always appreciated and noted in reviews.

I agree with @Kevin Sobilo and @Andrew Syrios..For your first investment property, you shouldn't "get cute" and get yourself highly leveraged with Private Money lenders who charge high interest rates.
