What kind of property are you considering, SF, 2-4 MF, or 5+ MF?

If it were me, I would like consider refinancing only 1 of the 2 properties now and considering the second later in 2025 or even early 2026 when rates potentially soften.

I would consider adding loss of rents coverage.

However, I’m open to exploring opportunities in other cities or markets if the numbers make sense and align with my investment goals.If you know of any deals or markets worth considering or maybe even a deal lines up, I would love to know of it!

Most advisors consider the two (2) year holding period mentioned above to be very safe, but remember it is your intent that matters. 

Each lender has its/their own lending requirements, so it's best to do your due diligence when considering a prospective lender/investor.

Also I understand the funds aren't available for the improvements so that is another obstacle that has me leaning towards price reductions to move on as soon as possible.The exit of lower tier SFH's is something very few investors care to consider when making their investments but deserves far more consideration.
