That is a recipe for disaster, and if it gets around there are hundreds of people that will provide him compelling ways to lose it all in "good" investments.Alas, financial self-education is something that is hard-won and severely lacking in this country.

The thought of buying near colleges has crossed my mind many times: an abundance of tenants & cash flow!

But its something that DOGE can dive into :) DOGE is hands down, without a doubt, the #1 BEST thing and most needed thing for this country.

For cold calling I would like them to speak clear English and not obviously sound like an out of the country call center.

This has mostly been for bike lanes but the most recent is a statewide prohibition on parking near cross walks.  

The 1% rule is still obtainable in several markets here in the southern/middle part of the country.

For context, I'm an out-of-country investor who tries to be as hands-off as possible.
