Has anyone here found creative financing solutions or partnerships that have worked for them lately?

I am looking for creative ways to finance a small apartment development in Michigan.

I am sure the answer is "it depends" hence the term "creative financing" but was hoping people might offer a few examples to help me think more about how i might approach deals where the seller is motivated and the property as been listed for a long time. 

In the ad creative, you can mention that you're able to buy houses in foreclosure without signaling that you're a specialist in foreclosure-related issues, if that makes sense.
