Is your highest priority immediate cash flow or would you rather have an investment that may give you a greater return but it may take a couple of years?

And I have only GC ,d one project one couple mil spec home everything else I hire a GC.. who is really a site super..

There are at least a couple factors at play.  

I've got a duplex built in 1888, and have a couple of cold rooms, upon inspecting the basement, there is no insulation under the floor of these rooms.

Unless you have a very strong team on the ground, I would not recommend investing in EC.Hi Vadim,Seasoned investor but made a trip down to Cleveland a couple months ago to check out opportunities there and hence made the decision to invest in East Cleveland mainly for cash flow.

Sorry, this is not about Arizona, but my peraonal experience.I only have a couple sfh rentals, but making almost double the 1% in rent.

I have a couple of notes on properties that I lent on that are currently late as it is taking longer to rehab and sell than expected.
