I have house hacked so we have no housing expense, we cook most of our meals, hardly drink, bought our cars in cash, and have no debt.

Obviously you don't want to kick step-father out just because he needs to stay in a rehab facility for a month or two after a hip replacement; but at the same time, this guy was never going to be able to live on his own again (and he had let the property deteriorate to a state that made it uninhabitable) and it took a lot of unneccesary time and money to work towards resolution.

My sister lives there and our good friend sold his storage facility a year ish ago in Morgantown b/c he got a great offer and wanted to retire... 

This works nicely for facilities that are not owner occupied, and over 100,000sqft (rooftop).

Look online to see where the self-storage facilities are marketing, then follow suit.
