I am a believer that the political changes are creating great opportunity, but it's tough to see that opportunity if you don't have much to contrast that with.

You need some colour contrast.

In contrast, indoor facilities, including restaurants, workplaces, offices, choir, indoor sports, birthday parties, prisons, religious ceremonies, funerals, and other large gatherings pose a serious challenge.

I have had many times, where I “let go” of deals that weren’t right, for timing reasons or other reasons, only to find better ones appear soon after, when I was in better position.In contrast, there have been those deals that it made perfect sense to struggle to get, since the potential payoff was so much greater than the hassle to get there.

The houses in the background look a bit bleak for curb appeal also, so the contrast might help.

In contrast to buying a SFR and building an ADU, there's no construction (or construction budget!)

Find a nice contrasting colour for the doors. 

This is in contrast to an applicant that I approved.

Cash buyers don't typically have the margins to offer what you are willing to pay, and on the contrast you cannot lowball with a loan expecting to have it accepted because it is an REO. 

Now you can average out the prices, or compare/contrast them to your subject property (if yours has one more bedroom, its worth more, but smaller so worth a little less, etc)Good sites to do this on are: redfin, zillow, realtor.com
