What I did find is that as a builder in eastern tennessee, I could build STR cabins for less than 70% LTV so that I could effectively BRRR my way into growth without coming out of pocket for a down payment.Now it does take a lot more cash to do because as a builder I have to front a lot of money at times (land, permits, each stage of construction while I'm waiting on the draw). 

99 percent of the time someone is selling a project mid-construction or after gut, it's because they already spent too much on it and know it won't work.

I think it’s a great idea for BP to add a second and third loan option on the calculator as with prices and interest rates being higher I bet a lot of people are using these options now.

Usually repair construction is quite obvious.

It is widely recognized as a loss leader within the industry and those who are successful normally have a complimentary business such as a brokerage or a construction company that performs complimentary services.

Liquidating the property is by far your best bet.
