Padsplit is a topic of discussion also (STR room rentals), but I think LTR's are a little more consistent with income and a bit less work.

Learn how to consistently hit singles and doubles, and don't be ashamed to take the occasional walk. 5 years is a very short time frame to go from no RE to financially free (although you may already have property, which is an awesome start). 

To Samia & the BiggerPockets Community,I have made every effort to resolve this situation amicably, but the other party has been consistently unreasonable and uncompromising.

For instance, a duplex can offer more consistent income since if one tenant vacates, you still have another paying rent.

One upside to me would consistent rent scale, meaning if you upgrade one unit early, you set the table for all of the units when done because they are all the same.

So I need to get a template I can use consistently.

Or it could be that the recipient inadvertently dropped the email (it happens).But if two-way communication has been established and you’ve found that the sponsor is consistently slow to respond, that would be cause for concern.  

Doesn't have to be a lot of hours but gives you consistent income as you flip(would be 60/90+ days till you see a return). 

If you are able to network with someone that can give you consistent deal flow and partner with people that will provide the funding you will be in really good shape.

However the negative reviews have been consistent for a few years, and still recently, so that is a concern.
