You might be able to apply a class-2 waterproof membrane to the top-side of the roof deck before laying the roofing (shingle, steel, etc) to ensure the roof deck never becomes wet - unfortunately, this opportunity seldom presents itself in a renovation.

It needs a good $5-8K to make it what I like to deal with which usually means new floor coverings, paint, windows, some shingle repair or replace, skirting, maybe some cabinets.

Hi BP Community, I just purchased a foreclosure in Walton, Upstate NY as a getaway from NYC and while I knew the roof needed to be fixed, I just found out that some areas of the roof need to be entirely replaced as they have a very low pitch and currently have shingles (Not sure why they did that in the first place).

. #1 they remove the shingles they drilled through and replace them, leaving miscolored shingles that stick out like sore thumbs all over the roof #2 they cover the holes in silicone and insist they'll be waterproof, in a couple years they'll leak and the owner will have to replace the roof anyways.

This is a brief summary of what the property needs:Exterior:remove old roof and replace with new one (Shingles/asphalt)Some serious landscaping (Removing plants, trimming tree branches etc)Partial Painting (Brick/Aluminium siding)New garage doorInterior:Install drywall in the lower level of the house (it's a split level house)PaintingDemo wall between kitchen and living room to make it an open layoutRemodel 2 bathrooms (Tiling, new countertops etc)Panting kitchen cabintes and install hardware, new appliances, tile, and new countertops.Installing carpet on the family room and basementReplace closet/bedroom doors and trimReplacing and installing outlets/switches New water heater Install laminate The total project costs came at 67K (including an 11 % fee or 6,700 the contractor is charging me for running the project).

The bundles really have gotten heavier over the last 15 years because I always use "archetectural" grade (dimensional) shingles and they used to be 4 bundles per square, now they're 3/square just like 3 tabs.I have bought some "odd lots" off of Craigslist (they now have a "material" classification), and turned down 10 squares once (at $8.00/square) because the bundle wrapping material had deteriorated and it would've been a ****load of work to load them up and then get them onto the roof.
