Until that happens, it seems to me that the average investor not willing to comb through 200 pages of disclosures are just taking a gamble by "liking the theme" and hoping that the underlying management company knows what they are doing and executes the plan well w/full integrity.

@Michael Roundtree,I see folks recommending some more formal education than just combing thru the BP forums and recommended reading / viewing lists (see the "Education" tab on the BP menu bar).Yes, RE agent licensing classes will provide some of the fundamentals.

I will check out some of the crowdfunding sites you mention above, but from what you say it sounds like a pretty hit and miss deal, where one might have to comb through a lot of sites over time to participate in the kind of equity funds you mention.
