@Brian Gibbons  good stuff...I was just thinking of this today as I had a dinky little $5k deal that fell apart at the last minute due to the owner's wife moving into the house we were going to wholesale...they apparently have marital issues....then a package deal of 4 houses where the numbers just weren't quite there for us, but I knew other buyers would take it..I know it can be easy to be discouraged...I think Mohammad Ali said something about  "It's not the mountains in front of you to climb that stop you...but the pebbles in your shoes.."  

Most, if not all, super successful RE investors on the podcasts, blogs, or wherever, took a really hard fall during their climb to the top.

Be careful somwraworth as a municipality has had a lot of problems with funding and they just lost half of there students to Eliot Maine there prop taxes are crazy high and climbing

is in an area that is safe, with nothing he can choke on, outlets covered so they don't put keys in them (my son did that once) nothing breakable that can fall down on them, nothing close to shelves where they can climb up on them, no pieces of anything they can wrap around their necks, nothing they can climb up on counters with, etc., you can make sure they have toys, turn on a movie and make your calls. ;) 

I've since been very successful climbing the corporate ladder and I've had some incredible years, especially over the last 5.  

As for insurance, cleaning gutters generally requires standing on a ladder or climbing on a roof -- why would you assume that the rehabber wouldn't expect you to invoke your insurance on a job where there is risk of injury?
