So if the bill is $1000 and 10 people occupy (including children) you can use ratios such as; Quadplex (4-Unit) example:2/10 = $2003/10 = $3001/10 = $1004/10 = $400In my opinion, this is the most practical approach rather than sqft, because the size of the unit isn't necessarily indicative of how much water is used.  

State regulation for in home day care 4 people or less do not require any type of business license or does not require the tenant to have any type of day care license. this tenant has 3 children in the day care.  

Tenants renting a duplex care not about the quality of the school and if you don't have school age children a DUPLEX is ABSOLUTELY the BEST TYPE property for someone who does NOT WANT TO RENT and/or a FIRST TIME buyer!

My goal with real estate is to build generational wealth that I can share with my family and pass down to my children.

It's about people with small children renting next to someone with three pitbulls as "emotional support animals."

But I don't believe those risk apply to me because I plan be an owner occupant, I have a pretty good credit score (720)  and a combine income with my spouse of 70K (no children yet). 

They are paid up for rent for the month, the woman has moved out and the man and his children are still living there.

I guess what I'm getting at is that I want to give my children all of the opportunities and advantages that I had.
