I have been approached by this type of person over the years.if you have powder to transact you may be able to do this.. if you don't then pretty hard to assemble a team to go buy one house... not worth the time or effort.Rich dad is just entertainment its not reality in the real world of real estate investing.

Our next steps include networking at any local REIA meetings we can find, assembling a team, spending plenty of timing reading/listening on BP, and getting our feet on the group to identify and begin to become experts on our market/sub-market.

Laminate can be an issue on upper floors unless the floor/ceiling assemble below is sound rated and a sound deadening underlay is used under the laminate.We looked at a 25-unit building last year which was built in the 1970s and whose floors were twinned 2x6 joists versus 2x8 or 2x10.
