One of my buddies has a small brokerage in the same building as you (well the one next door) as well. 

In this case perhaps this guy didn't want too much risk in one small area  if he already was working with your buddy up the street, not sure.I am very familiar with traditional rehab loans for investors and have a lot of experience doing them.

@Patrick Flanagan We have one in the Bronx and our buddy @Darren Sager has one out of Manhattan.

He's helped me and few buddies buy multiple rentals in Louisville.

Look at partnerships / see if you have a good buddy or two who you can trust at who are into the real estate.

My buddy's is kinda toward Mesquite (but before the 635).Oh.. and I'm a property manager in Honolulu... so I think I'd be easy to work with.Thanks BP!!!

You could also see if your buddy would be open to joining you in fixing the house up and selling it together ARV and splitting the profit.

In/around my college there are a lot of foreclosures with a lot of potential, I am pretty handy and can do most the work myself while going to school, even hire my buddies for cheap labor.
