Many states have income taxes (which Washington does not)  I would recommend looking at the whole picture for any market you want to analyze, and branch out from the 1% rule (which is overly simplistic in my opinion)

I have a couple of tenants with the same issue, I opened a savings account at a bank that has branches in that city and the city I live in.

Hello Bon, mine do not work across state lines, they will not even cover the entire state of Iowa.Basically, in your town, just find the couple of local banks that only have 1-3 branches and go in and chat with them.

I want to hopefully get my first deal near home before branching out.
