First, I know absolutely NOTHING about pools, so I'm just brainstorming here...What if you were to just take a jackhammer to the entire shell of the pool, leave the concrete in the hole and then back-fill it.

So stay focused- brainstorm really hard, talk to others.

The reason I started this thread is because I am getting increasingly worried about that long-term plan and wanted to brainstorm with you guys.This thread has been very good because it has given me a lot to think about.

I've heard the horror stories of investors spending tens of thousands over budget on a rehab and I'm brainstorming on how you can minimize such risks.

Brain storming with a friend about short term rentals.

Hello All, I’m interested in hearing some ideas that you or investors you know use to increase renewal rates with students in rental properties.I work for a student housing investor who rents to ~400 students, and with the enrollment slightly down at the school and increased competition we are brainstorming ideas to have students stay in our properties for multiple years in college.Our properties are newer construction and ahead of the curve in regards to competition, so apartment upgrades don’t give us as much pull as others would.

We were just brainstorming about ways to be able to do a cash purchase on an investment property and maybe get a better deal by being able to close quickly.  

This will probably be another STR in the next few years or so when we’re ready to move projected to make $60k gross annual revenue.I think we’re more stunned than anything because we never imagined that we’d be sitting on this much equity in such a short period of time.If anyone has any ideas they’d like to throw around and bounce off we would love to brain storm with you. 

I have been brainstorming, trying to figure out a way to acquire all of the properties, or at least one of them.
