The only thing to watch for, and this is not Jon's fault of course, is that if you decide to pull the listing down for any reason you will get bombarded the next day by 50+ phone calls from agents that want to relist your property.

I find that typically, immediately after a unit is listed, I get bombarded with unqualified contacts who may have been unsuccessfully looking for a place for some time and have been passed over by everyone else.

Over my years I'm convinced the best offer is the simplest one you can make.Also, present one offer, when you present more than one it requires more of a thinking process, they have no analysis to perform the two or more choices.Obviously one choice will be better for you over others, presenting other options together increases the chance your best option won't be selected.Laying several options on the table is usually not a good idea, you can take a seller or a buyer out of the mood to act now by making them have to think over different ways of doing something, I could bombard you with a hundred different variables and you'd probably not make a decision to act on any of them.A seller wants their problem solved in the most efficient and profitable manner every time.You can certainly walk in and sit down and say "I have several options that we might agree to in selling this property, this is, the best way to achieve that" bring out option one as your offer and negotiate that one setting aside any others.
