If you are leaning towards using a property manager or think you may at some point, just make sure you budget for that in your analysis so that your cash flow figures are taking that potential expense into account.Since this would only be your first property, I don't think you need a professional hiring firm--it would probably be more beneficial for you to do the interviewing yourself to be sure that you set expectations properly, are aligned, and can work well together.

Another issue is the gas station includes a liquor store so opening a new company to buy out business would mean losing the age of liquor license which may be beneficial in the future if they pass a law on permitting more liquor licenses to existing holders.

When I choose to sell, I’ll make the determination of whether it’s most beneficial to sell the units individually and if I do, it’s an easier process since the declaration is recorded and the city already recognizes the 4 separate condo units.
