I want to highlight at the lease that tenants should monitor moisture to avoid mildew growth and clean if they see it, they should change air filters quarterly, smoke detector batteries are their responsibility to change, etc.

It is default in the lease that we are responsible for maintenance in the lease.Going forward we are going to have a handyman coming through once a year changing out smoke detector batteries and air filters while also keeping an eye on the property for us.We are working on setting ground rules for future rentals to make sure it is clear.
