If the host has ever canceled a booking on the host side, that counts against them on their listing on the platform algorithm forever.

You can hire a CPA to do a cost segregation study which will divide the cost between the land and the building value based on some algorithm which takes into account comparables, market conditions and other factors. 

Your scoring algorithm disenfranchised everyone scored "low" impacting those client's transactions.

I'm not quite sure how the booking platforms would handle your strategy either as it's going to mess with the algorithms and search filtering I think and possibly cause you to fall lower in results. 

Because they are book works, go by algorithms, they do what they're told to do by the companies they work with, don't dare go to far and think outside the box, just play the game.

I know that Airbnb's algorithm accounts for the number of bookings a host accepts, so maybe now the time's tough and people are looking to take competition out by trying to lower their search ranking?

(PS Zillow and other websites' values are no substitute for an appraisal and their algorithms routinely over-value properties,  So you may not get that price.)

Other than the obvious tweaks of raising min pricing or base prices, any other ideas/suggestions those of you using them can share to manage the seemingly broken algorithms we're now seeing due to locks owns, STR bans, and cross-border travel restrictions?

@Yitzchok Carmen  It's possible that VRBO's algorithm favored Evolve's host status versus your new private one and thus you are falling further down the list of search results. 

Neighborhood data is computed using a propitiatory imputation algorithm on ACS data since the ACS does not provide data tabulated by neighborhood.Hope this helps - Art
