They are exceedingly rare, thus very expensive, but I believe they represent an excellent long term steady income and store of value.  

McKinney and Princeton have been growing a lot and it is a good place to invest, but it is always related to what you are looking to achieve in a rental investment, appreciation or cash flow.At this time that area does not offer a big cash flow and due to the amount of development going on there, rental demand has declined a bit.In any case you have to make an analysis case by case.

I have properties in the Buffalo area (a mix of long term and short term) but was looking into Syracuse also, so would be interested to hear the responses.  

However, I probably would not upgrade it but I would rent it out LONG TERM at least until you know your long term status in Portland.

Flipping, renting, or sitting tight for long-term appreciation-there is potential for anyone willing to do the work.

No kidding this is as simple as it gets.. just advertise that you accept shorter term leases and riase your price.. we have been doing it in Vegas for years..

Pretty common, you can definitely use commission as down payment conventional loans and not have it count toward IPC as long as you're on the loan. 

It’s becoming clear to me that relationships play a huge role, not just in getting started but in long-term success as well.
