It depends on your specific P&Z committee really.

Sometimes I will also write up an escalation addendum that says we will beat an FHA/VA offer by X amount, and conventional offer by Y, and a cash offer by Z.  

No one knows what house X at time Y with finish level Z sold for in statistical aggregate in average as an exact number.  

I do that kind of thing but you need someone locally that can walk you through from A to Z.

This can be broken as a straight "what would you pay in rent for X bedrooms and Y bathrooms and Z square feet vs what a monthly mortgage cost would be for an equivalent", or by mixing in other costs that come with homeownership, like repairs, lawncare, etc.St.
