The point of using a land trust in real estate is for the beneficiary to remain unknown/anonymous for as long as possible.You can ask the trustee for verification that they are in fact authorized to sell the property held in trust (it's not always the case that they are, you should check).

I certainly would NOT do this at all if I did not have other positive cash flow properties to to hedge against the variety of circumstances that could turn it into negative cash flow.

It is worth looking in to to see what you'd qualify for on a multifamily property where you can house hack by renting out one of the units and even renting the other room(s) in the unit you will be occupying.Since you are opening on distance within san diego going north county such as escondido and fallbrook then beyond that you'd be going to Riverside county...Temecula, Murrieta, Menifee, etc
