Hello, my husband and I are currently selling our house and we found a duplex in Newtown/Sandy Hook CT (a place we would like to live) and I started researching becoming a landlord, what owning a duplex is like, etc.My questions are:1.

I’ve seen all kinds of unexpected things, even new builds with sewer line issues, so just because the property is 15 years old doesn’t mean the sewer line is perfect or doesn’t need to be inspected (especially if the property is in Texas, which has a lot of areas with expansive clay soils that can damage a sewer line).

Then there is the cost for the soil to fill the pool and it can be expensive plus the cost for labor to get the soil from a truck into the pool.

As for the survey question, that (along with soil, feasibility, and more) are part of your DD costs.

Obviously there are many variables like impact fees, permitting, soil/environmental fees, and well/septic if needed all above that $120, but that should give you a start.

I purchased a modular home in Sandy Valley Nevada for $120,000 at an auction.

Does the city have impact fees, is there a lot of clearing and excavation work, soil conditions, engineering, are utilities convenient, plans, surveys, etc, etc.
