With contractors hard to find and materials costs still elevated well above where they were pre-pandemic, BRRRRing is not nearly as safe a bet as it once was, especially not with a ticking clock of a hard money lender.I've noticed on the podcast lately they have started saying things about "Just getting in" and "not trying to find the perfect deal", but just something that "gets you in the game"...

I think you have to cultivate a track record of closing first, then network to everyone you know with a short concise elevator pitch of what you're looking for and how quickly you can close.

We have lenders, insurance agents, real estate agents, syndicators, estate planners, flippers, and many other all star guests to drop some knowledge and help all of us elevate our game!

I wrote up a short elevator pitch speaking about how I have years of experiencing turning around distressed real estate.

Not only will there ultimately be a housing shortage but incomes will be rising to elevate rents and appreciation. 

I have them do elevation changes, site plans, and landscape plans regularly.

Elevations goes up to 90%.
