Very common and I would consider that a disaster.Flipping is very high risk especially for a novice that is cash strapped and only financially able to do one property at a time.PS: if you are holding a flip longer than 3-4 months your risk and costs increase exponentially.

Until then, keep an open mind to getting your first deal done, whether that is through partnerships, owner financing or sweat equity (or a combo of more than 1....you can combine owner financing with partnerships), but do not enter a deal strapped for cash..........the result is not good.

Because I am still pretty strapped for cash and don't have much until the summer when I start work, I will vow that as long as all the investors here on BP keep educating me and keep me motivated (which they all have, if you know it or not) after my first completed deal, which will come when I end up where ever I will be going to graduate school, I will give back and get my name on that $250 plus section.

While at Lowes (where ever) price a weather head, the top of the pipe running the wire through, and the pipe with straps, another $50 as the original may work but it may be too small for the new wire.
