I will physically scan other properties similar to mine ( 2 bed/1bath) and I will compare my pricing to someone else for cross comparison. 

I can't help you on the agent part of things, but I do think making a list of all the steps you need to do to buy a property (find and agent, get prequalified for a loan, make x number of offers) and then put that list above anything else (regarding real estate) and try to start crossing one item off after another could help.

You need to create your own buy right criteria and stick to them, and when a deal crosses your desk that makes sense, you'l spot it right away.We've walked away from dozens of deals.

A good PM can also help you evaluate deals and cross-check information you get from a REALTOR.
