The second lien is smaller, partially paid, but is already covered by the current price of the home at auction.My questions are:1) Are the leftover funs from the Junior Lien sale required to be paid towards the senior lien?

wholesaling is very hit and miss 99% miss 1 % hit most blow what little money they have and never close a deal.. better to do what @Nick Colamarino mentions get licensed and work on a team or junior associate in a commercial brokerage if commercial is what interest youif you can stick it out 10 years it gets very easy and VERY good almost all bizz will be referral.. nothing better than spending not one cent on marketing and having your phone ring.

Co-ops with no flip tax or condos -- all in estate condition -- JUNIOR 4's that you can convert to official 2 beds and add a bathroom; pre-wars where you can rip down walls to make a more open space; everything in estate condition of course.

I didn't assume you were the listing agent, but you and the listing agent need to know about any junior liens that may need for the buyer to kick in some extra money to satisfy them, up front, in order to structure your offer properly.

You have to get the senior lender, and junior lenders, and all lien holders to release their interests.
