Also, disregard all the negative Nancy’s that will either tell you horror stories about bad tenants from their friends’ rentals or that real estate is a bad investment..that we’re in a housing bubble etc.

@Gaelan Bellamy LLC is a disregarded entity by the IRS so it should not matter.

I'm not sure you can legally just sign a new lease and disregard the other one because it was with a different landlord, but I do know for a fact most landlords just decide to respect the old lease until it expires it.

Or you could have each child manager managed, with the parent being the manager and collecting a small management fee from each children.Taxwise that should not change anything as all LLC will be disregarded as single member.

It is what the IRS calls a disregarded entity.So you could have the LLC sell the old property and actually take title to the new property as yourself.

-We have an apartment under contract and its in the Franklin County, OH-Ki and Daniel each have our own individual, single-member, disregarded OH LLCs-each OH LLC's are also owned by respective WY LLC's, also single-member and disregarded.
