Not recommended to DIY it, it's fairly complicated.

Obviously property management is not for everyone but for those who treat it as a separate business venture, it could become beneficial in the long run. 

Assuming that the offering was a securities offering, as opposed to a joint venture, we’d need to know first if the offering was a registered offering or was claiming an exemption from registration.  

Maybe you can do a joint venture first in NC to test the waters and build your team there.

I doubt they would accept a DIY "fluff", look how cool, 3D app that spits out pictures that anyone can download from the App store.

@Seth Baumgartner, I live in Cincinnati, still own (now) one rental, but had more, have done about a dozen or so flips in the area over the years, here is my take.I am fairly risk adverse, so I don't venture into neighborhoods I don't know inside and out.
