so even though I enjoy coaching, I can only justify doing it if the income from the coaching justifies hiring someone else to do another one of my responsibilities.

Bummer. he can sell it no problem just cant get title insurance.. so unless your buying it to flip who cares just buy it and enjoy it.. and during that process just sue for quiet title.. take some money and time but that would clear up the title. there is a very prominent BP member that buys tax sale and other title issue props in SC he gets them so cheap because you cant get title insurance at least at the time he buys them and then just rents them out.. its a winner.. no one will ever come back on him or you ..

Curious to know how you are getting to the other side and actually getting a quote back to purchase the certificate or deed (in AL that is).Thanks in advance for sharing and hope you are enjoying this cool yet sunny GA weather!

If you are buying it for yourself and then renting, the outskirts of Austin, maybe in San Marcos, near Texas State (bigger than UCLA), would be a great place to buy, leverage, and enjoy some nice appreciation down the road.
