@Matthew Becker Thanks for the advice and yeah I intend to get them out into the units more as they get older.

I went owner occupied either conventional or FHA.  3-5% down at the time you only had to live there 1 year and then you can move out or move on. 

I am hoping this number is extremely conservative given that our contractors, inspector, and realtor walked it as well.
