It's important to have your attorney review the title commitment, as I've seen "wholesaler-friendly" title companies include various items in the title exceptions that could cause problems later on. 

(E.g. the development of a park isn't going to cause an influx of jobs.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

Failing to follow proper procedures will cause even more delays.  

It was pretty upsetting the PM didn't do a good job communicating to the plumber the washer install is tenant's responsibility, nor did they do a good job explaining what happened to cause a 6-hour job at $1100, or try to lower it before charging me.

IF you were to renovate a non-conforming unit, that unit would now need to be brought up to code.When or if you rent out the unit, you, of course, run the risk of the tenant calling the city and saying the property isn't up to code, which would, in turn, cause an inspection by the city and likely result in some violations that would require you to bring the unit up to code.These types of units are ALL OVER the city of Chicago and be rented out on a daily basis, but there is still clear risk associated with renting them out.

Premises liability claims are one of the most common causes of action a real estate owner will face.  

When they finally move out, you'll discover a ton of unreported maintenance and possibly damage caused by failure to maintain.Landlords should encourage tenants to report maintenance issues.

If the attorney is also confused, I'd be worried the bank won't want to do other things for you and cause you problems.

Toledo's Lucas County Metropolitan Housing Authority...LMHA which administers the Section 8 program seems to have had a difficult 2016 and 2017 doesn't seem much better.I've been renting to Section 8 for seven years now, I still have my original tenant in fact, and normally I find great satisfaction in renting to good tenants and working with the bureaucracy that comes with a government program...I had 10 properties rented section 8 at one point and have slowly prioritized standard rentals over the program and now am seeing blatant issues with their operations causing me to move away from considering their tenants.Delays in the program: We used to have 5 business day's delay for new-tenant vouchers to be reviewed and processed for inspection but have been going weeks before we hear anything.
