Now I am ready to invest and of course, I'm late to the party :(Everywhere I turn, I find cap rates below 5%, and I don't really want to go into risky C or C- properties or Rust Belt markets for my first investment, as I might find myself squeezed if the market crashes, assuming we are closer to the end of the up cycle now than we were 5 years back.So what is your advice, seasoned investors?

It might help you sell the house since you can indicate that it has been upgraded.I would do what is necessary but not go overboard.If you have galvanized, replacing the water line from the street to the house makes a hug improvement on water pressure as galvanized will rust and restrict the flow of water over time.I believable you just need to have working plumbing with good water pressure for the appraisal.I would be more worried about plumbing issues or old piping showing up on a buyers inspection than it affecting an appraisal.

IE west coast high priced compared to rust belt areas were homes are rentals are priced like used vehicles.. but even those low value assets will have running costs that will exceed cash flow many times..

In addition to the house being a disaster, there was a separate garage that was caving in, piles of trash in the yard, two old bread delivery trucks, a rusted out Ford Bronco, rotting building materials, and miscellaneous fishing gear strewn about the yard.
