@Brendan Chisholm, I can't speak to your market, but in my mid-size mid-western town we don't consider 15 units a "complex", nor do we see letters of intent submitted on anything smaller than 50 units.

As a first time MHP buyer you may think about finding something a bit more stable as this might give you a better feel for what it really means to run a MHP.Also, all of Brendan's comments are spot on.
