I didn't realize they did closings.A word of warning though: we almost didn't close on a deal in Indiana last month because my lender didn't like the fact that the attorney who created our LLC (and is listed as our registered agent and place of business) was also the closing agent.

I will warn you, (our target houses are under $20K), those houses come with surprises, it's not cheap because it's a wonderful deal, it's cheap because it NEEDS A TON of work, and they know the price has to reflect the amount of work needed.

A meeting was set up for me to sign docs, and briefly read docs as I was signing, the wire instructions were included.Just prior to wiring funds , there was a warning about wire fraud , and I noticed that no letter head was included with the wiring instructions.

If the appraiser drives by your house, or more likely does a google drive by and sees the warning signs... they will murder your house on appraisal.The current deal I am working, the house was basically move in ready... they just left it a mess, didnt stage it, overpriced it, marketed it NONE... had a garbage realtor, and had moved out of state and were eating the mortgage.

Anytime anything gets fined, there should usually be a warning letter sent out long before a fine that gives you some amount of time to fix it or you will be fined.
