I have another multi with some flat roofing that continues to leak after repairs so need to strip & add elevation for efficient drainage probably $2k if we do it ourselves.The $25k price may be close to break even (ARV $110-120k) if the complete rehab goes way higher than the $70k & they ALWAYS do.

Perhaps I should have phrased my previous comment differently...Of the facilities that accept Medicaid we visited in our area, none met our requirements.We chose a nearby non-Medicaid facility that's about $5.5k/mo for 2 ppl in a 2-room suite including elevated level of care.

Usually "after I do a walkthrough" would be part of that speech, but not in this case.At least in our area, getting the keys back is very helpful from a legal standpoint (clearly shows tenant has given up possession).
