I wonder if they ever wound up making an offer.

Several of the messages I get are people who never post on the forums, ask me one question and when I reply they disappear - I was just wondering what they wound up doing in the end, did they buy a property in California, the Indianapolis area, etc?

I wound up buying older renovated homes in 2023 in Class C areas and they continue to be major headaches with constant repairs and me losing money.     

Are there any compelling reasons to hold onto this or can we just lick our wounds and free ourselves of the burden?

I wound up coming up with standardized language to put into the lease (which originally just said that service animals would be permitted according to law).

And right now rates are at multi-decade highs after a rapid run up, so the wounds are not only fresh, but the bleeding hasn’t been controlled yet.Mistaken Identity:  If the syndicator on the panel says he prefers floating because he can borrow capital improvement funds, he is talking about bridge debt, which happens to have a floating rate but isn’t the primary characteristic nor the reason people use it.

Exaggerated ARVs, "this area will appreciate more with gentrification" - the last statement is from a CA investor who bought 2 apartment complexes in the Midwest Class C and wound up selling after 3 years after non-stop repairs and tenant issues.
