Should I attempt Sub-2 or contact the bank and try and work out agreement before foreclosure?

We are almost always able to work out a good plan and somtimes that is to move out voluntarily.

The success stories that students and coaches shared in the Multifamily Mindset were fabricated by the owners and mostly untrue.

The problem is that they are not knowledgable enough to understand that the analysis is inaccurate, but start making investment decisions based on the analysis anyway.That is one of the main problems I wanted to solve with DealCheck by providing a tool that takes most of the guess work out of running analysis calculations and evaluating rentals/flips/wholesale deals that will satisfy 80%+ of investors out there.But going further, I think that tools like DealCheck are perfectly viable even for more experienced investors.

We've taken over DIY managed properties and about 20% of the time it doesn't work out.

I'd talk to a banker anyway to see what they might be willing to work out with you. 

Risky for your client and they rarely work out.
